The Dairy Farm Residences plot covers an area of 211,488 square feet. It is designated as a mixed development area with a plot ratio of 2.1 in the URA Master Plan. This results in a total permitted gross floor area, including retail space, of 444,124 square feet.
The plot was given to UED Residential by the Urban Redevelopment Authority (URA) in the Government Land Sale (GLS), which ended on September 7, 2018. The highest offer, at SGD$368.8 million, was made by this division of United Engineers Limited.
Which equals a land rate of $830.4 for every square foot of gross floor area. Knight Frank’s senior director and head of research, Dr. Lee Nai Jia, made a comment about it, saying that the price of the site “…reflects what has been transacted in that area… rather than future pricing.”
The final sale price would also depend on the cost distribution between the residential and commercial components, which might result in a break even rate of about $1,380 PSF after all construction, development, and overhead costs.
